We’re thrilled to be building your new home, and we know that from signing the contract to settling in (and even a year later), you’ll probably have a few questions. This page is here to walk you through the most common things our homeowners ask.
We average more than one move-in a day, so there’s a lot happening behind the scenes to keep things running smoothly. We’re not fans of handing out early, arbitrary dates that end up changing. Weather, trades, and materials can all shift timing, so we wait until we’re confident your home is nearly ready. When it is, your salesperson will give you plenty of notice so you can plan with confidence.
We know how meaningful this step is, and we take it seriously.
Once your home is booked and on the build schedule, the plans are locked. That’s when we order materials, schedule trades, and move into action. We get that ideas come up, but mid-build changes cause delays, added costs, and rework. Locking things in early helps us build our way: efficiently, affordably, and to the quality you expect. It’s not that we’re being difficult.
We’re just being transparent about what keeps the process smooth.
Because it’s still a job site. During construction, it’s not just normal but expected that you’ll see some mud, gravel, leftover materials, and a general mess on site.
We know it’s not the “dream home” look just yet, but it means progress is happening. When the time is right, we’ll send the right crew to clean up and finish things properly.
Trust the process. We’ve done this thousands of times, and your home will get there.
In Saskatchewan, the weather sometimes sets the schedule. Work like grading, landscaping, decks, and driveways can’t be done when the ground is frozen or too wet. Frost can stick around into late May, so if you move in before then, there’s a good chance we’ll need to return when things have thawed. We keep track of what’s outstanding and come back when the conditions are right to finish it properly. Nothing gets forgotten. It’s just seasonal.
This depends on your home and contract, but it usually includes front landscaping, final grading, your deck and garage steps, stonework or front steps, and a driveway or garage pad if included. If you’re unsure, your salesperson can walk you through exactly what’s included.
No guessing. Just straight answers.
About one to two weeks before move-in, we’ll walk through your home together. It’s your chance to ask questions, learn how key systems work, and flag anything that needs attention like a paint touch-up or cabinet adjustment. We also cover what’s still left to finish. The goal is clarity and confidence, not surprises.
A deficiency is anything that doesn’t meet our standard. That could be a scuffed wall, a loose handle, or a damaged finish.
What’s not a deficiency? Natural variations like wood tones or anything that’s outside your contract. We go over everything during your walkthrough so it’s clear what we’ll be fixing and what’s considered normal.
No fine print. Just straight-up communication.
That’s totally normal. Homes are built by humans, and sometimes little things show up once you’ve lived in the space for a bit—like a nail pop, a door that needs adjusting, or a squeaky hinge. That’s exactly what your warranty is for.
With Omnee, you also have a full scan of your home from move-in day, so we can compare and verify anything that comes up. You can submit requests directly through the app and we’ll take it from there. It keeps everything fair, simple, and transparent.
Your home is covered through the Saskatchewan New Home Warranty Program.
Most finishes and materials are covered for the first year, and major systems like structure and mechanical are covered longer. Your binder has all the details, but if something’s unclear, just ask. We’re here to walk you through it.
